
2 ST Paul's PLACE - GRADE A OFFICE, SHEFFIELD
2 St Paul’s Place is a 90,000 sq. ft. speculative office development acquired by a major employer in Sheffield to locate 550 employees. The speculative office project achieved BREEAM Excellent for its fit-out.
A major 3 year long POE was undertaken in conjunction with a PhD research project on the building as part of Innovate UK funded Building Performance Evaluation study.
By the end of the POE project the process had;

Reduced energy consumption in the building by 27% saving £35,000 per annum.

Discovered a manufacturing fault on a two port fan coil controller, a fact that had escaped the manufacturer who by this time had distributed over a million defective units world wide.

Uncovered numerous defects in the original base build which included missing fire blankets and smoke damper control elements.

Uncovered numerous issues with the accuracy of the energy meter systems, including a number of meters that had not been physically connected to the data network by the constructors.

Uncovered and corrected numerous issues in the controls software, particularly lighting controls software.

Measured and fully understood, base load energy and a developed understanding of the importance of out of hours losses on items that operate on a 24 hour 7 day per week basis such as Lifts, IT, security, fire alarms and controls systems.
