2 ST Paul's PLACE - GRADE A OFFICE, SHEFFIELD

2 St Paul’s Place is a 90,000 sq. ft. speculative office development acquired by a major employer in Sheffield to locate 550 employees. The speculative office project achieved BREEAM Excellent for its fit-out.

 

A major 3 year long POE was undertaken in conjunction with a PhD research project on the building as part of  Innovate UK funded Building Performance Evaluation study.   

 

By the end of the POE project the process had;

  • Reduced energy consumption in the building by 27% saving £35,000 per annum.

  • Discovered a manufacturing fault on a two port fan coil controller, a fact that had escaped the manufacturer who by this time had distributed over a million defective units world wide.

  • Uncovered numerous defects in the original base build which included missing fire blankets and smoke damper control elements.

  • Uncovered numerous issues with the accuracy of the energy meter systems, including a number of meters that had not been physically connected to the data network by the constructors.

  • Uncovered and corrected numerous issues in the controls software, particularly lighting controls software.

  • Measured and fully understood, base load energy and a developed understanding of the importance of out of hours losses on items that operate on a 24 hour 7 day per week basis such as Lifts, IT, security, fire alarms and controls systems.
